Frontdoor, Inc. : The Home Warranty Leader Rebuilding Its Growth Engine

MarketScreener · Grégoire Legrand ·

An AC that fails in July, a water heater that floods the garage, a fridge that dies before Thanksgiving: sooner or later, every homeowner pays for a repair. Frontdoor has built a $2.1 billion business...

Frontdoor sits in the $500+ billion U.S. home services market, but its core category is narrower: home warranties, annual contracts that repair or replace systems and appliances worn out by normal use. Management sizes it at about $4 billion and 5 million contract holders, out of 87 million owner-occupied homes. The tailwind is an aging housing stock. Per the NAHB, the median owner-occupied home is now 42 years old, up from 31 in 2005, so more furnaces and AC units reach the end of their lives each year. Members file almost two claims a year, which keeps renewals near 80% and has supported price increases of about 6% a year since 2018.

Housing is the weak link. About 7% of revenue comes from plans sold at closing, and existing-home sales have hovered near 4 million a year since 2023. The National Association of Realtors reported a 3.99 million annual rate in September 2026, down 2.2% YoY, with the 30-year mortgage at 6.86% and inventory up 4.6% to 4.8 months’ supply. Other risks include parts and labor inflation, tariffs on imported components, extreme heat that drives HVAC claims, and state consumer-protection rules. The rest of the market is fragmented, and Frontdoor puts its own share at about 46% of category revenue.

Spun off from ServiceMaster in 2018, Frontdoor sells under the American Home Shield, HSA, OneGuard, Landmark and 2-10 brands. Plans cover up to 29 systems and appliances. Members pay a monthly or annual fee plus a per-visit service fee, and Frontdoor dispatches one of about 17,000 contractor firms, which handled 3.8 million requests in 2025. Revenue is mostly recurring: renewals brought in $1,587 million, or 76% of 2025 revenue, versus $172 million from first-year direct-to-consumer (DTC) sales, $141 million from real estate and $193 million from non-warranty and other. Since acquiring 2-10 HBW in December 2024, it also sells ten-year structural warranties to about 20,000 home builders.
